With the current housing market in turmoil, many people are deciding not to sell. What's the answer then, if you've got an expanding family or you simply need more room? If you can't afford a vacation home, you might think about expanding your current one.

A Home Addition can sound really scary. Adding on to your home doesn't always mean ripping off your roof and adding a whole 2nd floor. A home addition company might simply add on a garage, a back porch, or an extra bathroom which could really make a difference in your living situation.

Here are some useful tips, just in case you're planning to hire a home addition contractor, to make sure every goes right:

Home Additions - Inspect It

If you're going to make even minor wall changes to your house, please (please, please!) bring in a structural engineer. Anytime you're going to knock out a wall, it could affect the integrity of the building. A general contractor may not completely understand the engineering of every home structure and could give bad advice. It may sound "expensive" to hire a structural engineer, but imagine how more you'd spend if a side of your home fell off...

Get your permits. Nothing is more obvious than a home addition, no matter how small or insignificant. Even if you get away with doing the work without a permit, a homeowner is going to notice part of the house is new. Don't get caught having to pay fines, penalties, and maybe even pay to have the work removed and re-done after an inspection.

Home Additions - Plan It

If you're adding to your home, by expanding out or up, it's important to also talk with an architect or designer. Why? Because you really don't want your add-on to look like it was added on. You want it to blend seamlessly into your neighborhood background. Are all the homes around your's single-story, two-bedroom bungalows? If you plop a 2nd floor on, with dormers, and cozy third floor attic, it could look out of place. That's fine if you're going to stay in the home forever, but you could have a problem selling the eyesore down the road. To make sure your addition works, talk with a designer who can help give you what you want without sacrificing the look and value of the house.

Also, homes were built in specific areas of the country in specific eras. Many times, an architect or inspector will be able to review your home plans and your original blueprints to determine if your house can support the extra weight of a 2nd floor. The structure of your house might not be capable to handling an addition -- homes originally built with 2nd floors have different framing, so you want to make sure your home can handle it.

Your current heating and cooling ducts and unit are set up for the current number of rooms in your home. Adding even a sunroom or extra bathroom could throw things off. Consult an HVAC company to inspect your air flow requirements with an addition room or floor.

Make sure your designer takes in all aspects of the other homes in your neighborhood: doors, windows, paint, siding, roofs, and elevation. These should all work with the architecture of the home and the surrounding area.

Home Additions - Build It

Prepare for the major disruption of having workers, equipment, and materials (as well as dust, debris, and possible damage) that will be invading your house. On a floor addition, you'll have to relocate to other living quarters, but you might be able to work around a bedroom addition or having your kitchen expanded.

Take plenty of pictures and monitor the work. Keep track of all the details in case there are problems or disputes down the road (and, also, to remember the experience.)

As well as adding a room on to your home, you may even want to check into just making one room larger. That is if you do not have any possible place to add another room. Making an existing room bigger would be a huge home improvement if you are running out of room. That would also solve the problem of having no where to add the extra room on.

Hiring a contractor to do your home improvements and or additions might be a great idea. In the case of additions, you would need a foundation, as well as a roof, and that gets a little more complicated than your regular home improvement projects. Ask your family and friends if they know of a contractor that they can recommend to you that will do a good job.

Dear friends, if you are planning to improve/renovate or refurnish your home then this article can be a very useful guide and save your lot of time.

When it comes to home improvement, most people think that it's has to do with painting the house from inside out and forget about it.

But any architectural structure is much more than just walls and ceiling. There are many systems working simultaneously which keep the building under function.

Let's have a look at these systems one by one.

1) Structural System:

This includes the support system of the entire building, namely foundation, columns, beams, slabs(in R.C.C structure). The most commonly used structural systems is R.C.C. Other types include steel and wood.

While renovating a building special attention must be given to the structural support system. Slabs should be checked to be leak proof. Columns and beams which are exposed to external atmosphere must be checked for damage. R.C.C structural members are always covered with plaster. This plaster must be without damage.

In case of steel structures, anti-rust treatment must be applied wherever necessary.

In case of wooden structure anti-termite treatment must be applied wherever necessary.

2) Plumbing System:

All pipelines which carry water in and out of the structure must be checked for leakage. The main are of possible leakage is at the joints, hence must be carefully treated.

Water taps at the washbasins, inside bathrooms, kitchen sinks, toilet blocks, should be checked for good and smooth operating conditions.

3)Drainage System:

Drainage from kitchen, bathrooms, toilets should have an unobstructed and shortest path to outside chambers. Any clogging of these lines can cause overflowing of the chambers, hence should be checked and cleaned.

4)Electrical Systems:

This starts with the main supply of the electricity from the local authorities. The point of entering the main supply should be checked for any excessive disturbance in voltage levels, which might cause damage to electrical appliances inside.

All switch boards and switches in respective rooms should be checked for proper and safe functioning. Security systems such as earthing and M.C.B's should be checked for safe functioning.

5) Doors and Windows

These form an important part of any structure as far as safety is concerned. Proper functioning of the doors and window shutters is necessary. If your home has a security alarm system installed, then it must be kept updated and in proper working condition.

Door and window shutter hinges should be applied with lubricants for smooth operations. I case of sliding doors and windows, tracks which allow sliding should be dust free.

6) Glass Panes

All glass panes used on windows and doors should be dust free. Any broken or cracked glass panes should be replaced immediately.

If the building has a skylight, then it should be checked to be leak proof and clean, to allow clear and unobstructed sunlight in the interiors.

7) Flooring Materials

In most cases tiles are used for flooring. All tiles should be checked for cracks and most importantly leveling.

In every home flooring has a natural slope to avoid clogging of water if any such situation arises. Tiled flooring must be checked at joints. Any cracks in joins must be checked with proper bonding material.

In case of wooden flooring, extra care must be taken to keep the flooring termite-free.

8) Wall Plaster and Wall Paint.

All external walls must be checked from outside for a proper layer of plaster. Plaster prevents the rainwater to seep inside the structure. If external plaster gets damaged, rain water seeps inside causing dampening of walls.

All internal walls must be checked for scraping of paint.

8) Furniture and Carpentry Items.

All furniture items must be termite free and sturdy at the joints. A coat of good quality wooden polish can add life to the furniture pieces.

Other carpentry work includes door and window shutters, door and window frames.

9) Other Accessories.

This includes small thing which matter a lot, such as all the locking arrangement at doors, windows, towel rods in the bathroom/wash basins, arrangement to dry washed clothes, storage arrangements in kitchen/bathroom.

10)External Systems

This can include a solar water heater, electric pumps to push the water from underground water tank to Overhead water tank., Cable TV antennas.

All these systems must be checked for proper functioning.

From the above discussion it is clear that proper functioning of any architectural structure is dependant of many complex systems which work simultaneously.

Hence all these must be given attention and respect. Any building is just like a human body, with movable and stationary parts. If dealt with proper care can give a very healthy living experience for years to come.

Well, in the winter months running your fan on low and in reverse speed will bring down the heat that accumulates up in at the ceiling, helping you to feel warmer.

Before you purchase a ceiling fan you'll need to consider the blade sweep. You don't want to overwhelm a smaller room with a ceiling fan that's too big, but, you also want to make sure that the ceiling fan will be able to displace enough air to cool you off in a larger room. Another consideration before purchasing a ceiling fan is the length it will drop from the ceiling. A home with an 8 foot ceiling would probably use a three inch down rod for a ceiling fan, and a room with a fifteen foot high ceiling would need at least a one foot down rod, up to a five foot down rod. It is suggested that you have at least seven feet of clearance from the floor to avoid accidents.

Installing a ceiling fan yourself is a fairly easy job for most do-it- yourselfer's. There are many online sites available to help you if you have any problems or questions.

2. Museums in Beijing, China are converting to it.

3. Habitat for Humanity is using the system on many of the homes it builds.

In the opinion of many experts, this new technology represent a major breakthrough in solar energy. With energy prices exploding, solar represents the best solution to decreasing our dependence on limited oil and natural gas resources. Fortunately, the sun will be providing free power for the foreseeable future.

Check out different home improvement stores for varying prices as well as professionals. Ask your neighbors who did their project and how much it cost, if they are willing to tell you the price. If they did it themselves, ask how long it took and if they ran into any problems they didn’t believe they would encounter. If they did encounter problems, ask them how they fixed them. On the other hand if they used a professional ask what they thought of the work the professional did. Knowing what you might be getting into is the best knowledge of all. And if it is possible, ask more than one home owner about the same project so you can compare notes.

Do It Yourself versus Professional

You have decided what project you want to do. You have done your research and have an idea what it should cost and how long it should take. Now you must decide if you want to do it yourself or hire a professional crew to do it for you. There are advantages and disadvantages to both. Doing it yourself can be much cheaper because you aren’t paying labor costs that are added to the professionals’ prices. However you have to know that you will have ample time to fix complete the project and that you can live in your home comfortably enough while you do finish. Also if you run into a complication, you have to know how to fix it quickly so as not to lose any more time on completing the project. This can get expensive if you don’t know how to fix it or are on limited time and money. Having a professional do it can cost thousands more, depending on the project, but you will have an estimate time of completion. And, the best part of all, if there are any mess ups, you are not responsible for fixing them. Well for the most part you won’t be responsible. You will need to read the fine print on any contract you sign with a professional. Another advantage of having a professional is that the work is warranted.

Using the Professional

Once you decide to go with a professional, you should get multiple quotes before making your choice of who to use. Even if the company that did your neighbors windows comes highly recommended, your house is different and they may have different pricing specials now than when your neighbors had their windows put in. Get at least four or five quotes to see exactly what the professionals cost and the differences in how they do business, their warranty works, estimate for when they can start your project, and completion time frame. Don’t go for just the big ads in the phone book. The smaller companies can be just as good and cost less than a big name. Most places give free estimates nowadays. No matter what, don’t let any professional push you into using them before you have all the estimates you want. They may sound great as the first or second, but their job is to get you sign with them and convince you they are better than anyone else out there. Take everything they say with a grain of salt.

UPVC windows can be the ideal way to make a good impression when people visit your home. You can choose from sash windows or casement windows and have a range of features. Here are some reasons why PVC may be the right material for your new house windows.

PVC, called vinyl in North America, is a strong and durable material and it has become a popular choice for modern windows and doors. Most people now replace old house windows with UPVC windows and may include those as part of a package to modernise the house, with doors and a conservatory also included.

There are several reasons to install windows of PVC when considering home improvement projects. The fact that they are weathertight is a major factor when remodelling. Double glazed UPVC windows consist of a membrane between two sheets of glass (hence the alternative term 'double glass windows'). This protects against heat loss and means that your heating bills will be lower once your new windows have been installed.

These windows also have security features such as a tight locking mechanism which makes them harder to break into than traditional windows – at least if it's a question of picking the lock. And many modern vinyl windows can be left ajar in the locked position so you can have both airflow and security.

When it comes to choosing new windows for your home, PVC or vinyl wins out over wood in many ways. In addition to the additional insulation that such windows provide, PVC requires considerably less maintenance than wood. There's no need to sand and paint every couple of years. Instead, soap and water should maintain a good finish for a decade or more.

One of the choices you will face when deciding on new windows for your home is the type of window you should select. These are likely to be either sash or casement. Sash windows are the windows that slide up and down and may have a locking mechanism at the top of the sash. Some sash windows are single, sliding one way only, while others are double, with both top and bottom panes able to move.

Casement windows are popular when it comes to UPVC windows. These are the windows that are hinged on the side and open inwards or outwards. Sometimes these windows can swing in several directions, to allow a fire exit or to increase the flow of air. Many companies that specialise in windows offer casement windows.

There are other options for using windows to dress up your home. In sunny areas, consider a slight tint to reduce the glare while keeping the light flowing in. You could also consider stained glass panels or leading to make your house windows stand out. And don't forget that you can also include clear or frosted glass panels at the side of a window fitting. Although these will not open, they will increase the amount of light coming into a room and make it a bright and pleasant environment. Whether you go for sash windows or casement windows, UPVC windows will be a beautiful and energy saving addition to your home.

But, of course, bad home improvement is not an objective term: one man’s bad home improvement idea is another man’s great home improvement idea. Still, there are some ideas that most people will agree should never see the light of day, and definitely never be let inside the house.

Too Much of Anything: Floral patterns, pirate themes, farm scenery. Too much of anything – regardless of what it entails – is just flat out too much. If your house is decorated in floral pattern from attic to basement, it’s time to uproot some of your ornamentation. If your house is saturated with pirate themes, it’s fair to say you’ve gone overboard. If your house is adorned with nothing but farm scenery, you might consider plowing a new path. Instead of decorating your entire house in one theme, try limiting your theme to one room, and letting the rest of the house have a little variety.

Painting with Outrageous Colors: Maybe you’re young and in love with self expression, maybe you’re older and looking for something to set you apart. Whatever you are, painting with outrageous colors is a way to paint yourself remorseful. It may seem like a great idea to paint the inside of your house neon orange and the outside a not-at-all-subtle hot pink, but in the long run you will likely regret this. You may be forced by a covenant controlled community to repaint, or forced to repaint by your realtor when you attempt to sell. You may even be forced to repaint by your inner being, an inner being tired of feeling constantly trapped inside a Grateful Dead song.

Going for a Futuristic Look: Maybe you have a crazy looking chair sitting in your living room or perhaps you’ve trimmed the evergreen in your front yard to resemble something from 2060, whatever you’ve done to make your home look futuristic, stop right now and live in the present. For whichever reason, as there seems to be a lot of reasons to choose from, the “futuristic look” was one that never really took off. Maybe this is partly because it looks kind of silly or partly due to the fact that it’s hard to decorate for 2060 while living in 2007, but the main reason has to be that our conception of the “future” seems to be entirely off base. If we were to go mainly by our conceptions, by 2000 we would have all bought flying cars and taken family vacations to the moon.

Putting in a Pool (when you won’t use it): Putting in a pool isn’t always a bad idea: if you will actually use one then there is no reason not to have one. However, for many people the concept of a pool is more appealing than the pool itself. Pools are a lot of work: they require maintenance and they kill the lawn. For this reason, having a pool and not using it is futile. If you will only use a pool on occasion, don’t install one: just get a pass to the local recreation center. And, if you live in an area not conducive to year round swimming, such as Wisconsin or Colorado, replace your swimming pool dreams with something else, such as a hot tub.

High Maintenance Landscaping: There is landscaping, and then there is high maintenance landscaping. High maintenance landscaping – a lawn filled with trimmed trees, shrubs, and an assortment of flowers - may look particularly nice, and cause your neighbors to grow green with envy of your green thumb, but this kind of landscaping takes quite a bit of time, time you might not always have. Instead of going overboard and making your lawn parallel some botanic garden, keep your lawn nice with simple means. Landscape with flowers and shrubs that don’t require a lot of attention and stay away from landscaping with the kinds of flowers and shrubs who think they are all that and a bag of wood chips.

Which Home Renovations Are Your Best Investments?

Though remodeling can cost a pretty penny, it can provide significant returns when it comes time to sell your home -- if you do it right.

Certain home renovations are a win-win situation, providing enjoyment to you, the homeowner, and then making your home more marketable, and worth more, in the future. Other renovations, however, can set you back thousands with no guarantee of future payoff.

Smart Home Renovations

1. Kitchen

Kitchens have replaced living rooms and family rooms as the new "heart of the home." Whether entertaining or spending time with the family, the kitchen is likely "the place to be."

Kitchen remodeling can range from installing granite countertops or tile floors to adding built-in appliances, an island or changing layout.

Says Mary Johnson, residential specialist with Premier Properties in Naples, Florida, "The younger buyers, especially the baby boomers, want a modern kitchen with the cooktop stove and nice cabinets, not to mention wine coolers and subzero refrigerators. I think it does make a difference. Even if it's just a cooktop stove, they walk in and say, 'Oh, it's a remodeled kitchen!'"

Estimated Return on Investment (ROI) at Resale: 92.9 percent, according to a 2004 survey by Remodeling magazine.

2. Bathroom (Remodeling)

How does a couples' walk-in shower, new skylights, Jacuzzi tub or vaulted ceilings sound, for starters? According to Harvard's Joint Center for Housing Studies, a mid-range bath remodeling (which costs an average of $10,499), will add $10,727 to your home's value. The ROI based on these numbers? 102.2 percent.

" ... If money's tight, just replacing the water fixtures helps," says Johnson.

ROI: 90.1 percent for a mid-range remodel, according to the Remodeling magazine survey.

3. Adding a Bathroom

An extra bathroom will always add extra appeal to buyers with families. If you're not sure you have the space, consult with a contractor.

"You can't lose by adding a bath," Johnson says.

ROI: 86.4 percent for a midrange addition (approximately $20,000). 80.1 percent for an upscale addition ($40,000 or more).

4. New Siding

New siding can give a major facelift to your home, and the return you'll receive is one of the highest out there.

ROI: 92.8 percent.

5. Add a Room

At the top of the list are family rooms and bedrooms. Doing so can be expensive, as it often involves extending walls, rearranging rooms or adding box-bay windows, but the investment will likely pay off in the future.

ROI: 80.6 percent for a family room ($50,000 or more investment). 82.7 percent for a bedroom (costs about $35,000).

More Renovations Not Necessarily Better

Before you begin any major projects, it's important to assess your home's value and the neighborhood it's in. It is possible, through a lot of renovations and money, to boost your home up so high that you're no longer in the market.

"Are you going to do work that makes your house worth $300,000 when it's sitting in a $100,000 neighborhood?" asks Israel Ramos, a real estate agent in Phoenix, Arizona.

Be sure that your home renovations will add to the value of your home, but be aware that getting too extravagant may not bring the return you're expecting.

"Don't exceed the ceiling for the neighborhood, or you won't get your money back," Ramos says.
